We have seen lots of conversations about our options for exchanging Luxxe weeks into exchanges other than II. Although we have not focused on issues involving exchange opportunities ourselves, many owners buy timeshares for the exchange rights arranged for by the developers. RCI, SFX and II are three well known companies nearly all developers use.

The Luxxe privileges allow Luxxe owners to use the other sister properties. But, Luxxe owners do not own Grand Mayan units through reservations they make using the internal exchange privileges. So, we own Luxxe units and are bound by the terms negotiated by the developer and the exchange company to be used by Luxxe owners.

Pretty simple, yet not always a question one asks at the closing table.

Thanks PJ, for sharing your photos of the Luxxe Tower. PJ just returned from Nuevo Vallarta and provided us with a great photo of the Luxxe Tower and photos of the Luxxe decks. Check them out. We are happy to see that the construction continues to make progress.

Thanks, Bryan Family for the Riviera Luxxe Model photos. Although the Nuevo and RM Luxxe models appear the same, it seems to us that there are some slight differences. Take a look and see what you think. BTW, we truly appreciate any and all participation.

It has been over four months since we were told about the "Premium Getaway Week" program, but we have not received any information from Interval International or Grupo Vidanta / Mayan explaining how the program works. We have posted our most recent attempts to clarify the way the program works in the Interval World page below.

Also, NHWEID provided us with great photos of the Acapulco Mayan property. Included is a photo of the new Grand Bliss building - at least that is what we are lead to believe it is. This tower is higher than the Nuevo Luxxe tower and will house many Bliss and Grand Bliss owners. What a great location and beautiful building. Anyone who has newer photos and would like to contribute is welcome to do so. Take a look at the Acapulco Grand Bliss page below.

Happy St. Patty's Day! In case you are not aware, there is a class action lawsuit pending that involves RCI. If you are interested, Holiday Travel is sponsoring a webinar on Thursday, March 26th from 5:30 to 6:00 pm PDT. TimeSharing Today Magazine will take time to discuss terms of the proposed settlement, whether it is good for the participants in the action and why TimeSharing Today does not support the settlement offer. Results of our poll indicate that 41% of those taking the poll want to make a return on their investment from renting their excess weeks and 25% want to cover mandatory maintenance fees by renting some of their time. Interesting result because the first thing we were told when we bought was do not count on making a return from renting. As you can see from our website, we rent our excess weeks. We have fun, but it is a very tricky process. Let us know what questions you would like our visitors to consider.

The subject is HSI and the issue is value. Generally speaking, one way timeshare organizations try to add value is to offer buyers additional weeks. The message from one of our visitors is, the offer did not create value then and does not create value now. Next time a sales person says he wants to increase the value of your purchase by adding weeks from another vacation sharing company, tell him you are glad to trade this item of value in for a reduction in the cash price you have to pay.

Puerto Penasco (Rocky Point) is only 3 or so hours drive from Phoenix and is the site of considerable development. You might enjoy reading the new piece we found that describes this development.

The relationship between Vedanta Capital Group and Grupo Mayan appears to be a solid and welcome one. However, as investors in the Grand Luxxe Residence Club, we want to know as much as possible about the company that is spending our money.

The evolution of new relationships are not always transparent. In this case, the metamorphosis is the Vedanta Capital Group and its growing relationship with Grupo Mayan.

Our links to Vedanta Capital Group have changed. And for good reason. The Vedanta Capital Group is a private equity group that focuses on investing private partner money under the name of Vedanta Capital.

On the other hand, the original links to Vedanta Capital Group now lead to Vidanta Capital or Grupo Vidanta. The Vidanta Capital link shows all the new and existing brands that are associated with Grupo Vidanta and Grupo Mayan brands.

We feel it is important to know about these changes and will continue to inform all of you as we learn more.

On another matter, Gord and Joanne sent us a map of the Grupo Mayan property at Nuevo Vallarta. Also, we received a second map from Linda and her family. We helped them out a bit and posted them under Construction at NV, Current News, Grand Luxxe Model, Bliss and Grand Bliss and Nayar Town. Thanks to both families for sharing these with us.

Check out our new pictures of the Nuevo Vallarta property, provided by Linda and her family. She recently returned from a 3 week trip to Nuevo Vallarta and provided all of us with great insight to what is going on. She also provided pictures of the Bliss and Grand Bliss models as well. We appreciate her willingness to share her photos with us. Thank you Linda!

We received an email yesterday that asked us to clarify our relationship with Grupo Mayan Resorts, which is now Grupo Vidanta, because we have the term Grand Luxxe in our email address and domain name.

Please rest assured that we are in no way connected with either of the two parent organizations. Rather, we are proud owners of the Grand Luxxe Residence Club.

We started this website as a fun project. We want to reach out to owners and prospective owners and share information about Riviera Nayarit, restaurants, places to visit, and what we find out about our rights and risks as owners in the Grand Luxxe Residence Club. Although we have presented information about the Nuevo and Puerto Vallarta locations, we welcome insight about the 5 other locations as well. We are happy to have this site become a clearinghouse for Luxxe and other Grupo Mayan/Grupo Vidanta information, photos and recommendations.

Our goal is to create a community that can share experiences and information with each other.

As a community of owners and prospective owners, we all have a vested interest in our parent organizations' successes.

In our view, the more informed we are, the better owners we become, the more influence we could have with the developer to influence decisions that impact our rights. Which, in a nutshell, is why we have created this website.

Although the agenda might be too much to accomplish in a half an hour, of interest to some might be the books the moderator has written. A fellow owner told all of us through the Forum this morning that during his Grand Bliss upgrade to Grand Luxxe Sales presentation in Nuevo Vallarta he received a map showing plans for 9 Grand Luxxe buildings to be located along the river inland from the beach. We do not know, but these likely are the smaller buildings (4 to 5 story buildings) we heard about nearly a year ago.

Expanded capacity means we should not have to worry about being able make the reservations we may want. Also, it is possible these buildings would be a higher priority within the Vedanta Capital Group's (Grupo Mayan's) construction plans because they would be an integral part of Nayar Town and its success. We also heard from another owner that the old sales office would be converted into a theater for performing arts. Stay tuned because rumors have this location a smaller Luxxe building, a restaurant, and now a theater. Check out Current News.

Thanks to active viewer participation, we are receiving information that is important to all of us. For example, one Linda introduced us to another Linda, who was actually in Nuevo Vallarta. Linda #2 provided interesting updates that help us all. You can see her comments either in the Current News page or join the Mayan Palace Owners Group at Yahoo.com.

Also, we have received a new picture of the Grand Luxxe Tower, which shows crews have reached the upper-most floor (the 9th floor). Linda #2 confirmed that work has begun on the building's exterior.

Finally, we have introduced a new page that describes Vedanta Capital Group's financial commitment in Puerto Penasco. Our impression is favorable for a number of reasons, not the least of which is the company's apparent sensitivity to the environment in the area. On a more selfish level, we have family members in Arizona, which is only a short flight or drive away. You can read more here.
