is the newest active brand of timeshare resorts offered by Grupo Vidanta. It offers an upgrade option from already established brands of resorts. There are now two classifications of units:
  1. The Residences at the Grand Luxxe - All units in this class are full sized, non-divisible units with no Lock-Off units, and they include the following:

    • The Residence at the Grand Luxxe

      These four Bedroom units are approximately 6,000 SF, they opened in December, 2014 and they are located in the Residence Tower, east of the Spa Towers in Nuevo Vallarta, Mexico. They feature front and backside views, which are roughly west (main deck view) and east (bedroom deck view), four indivisible bedrooms and large deck and living spaces. There are currently two units per floor in the North Tower (Eighteen units in the North Tower.). The 18 units in the South Tower are still under construction.


    • The Loft Residences at the Grand Luxxe

      These two and three bedroom, two story units are currently offered at Nuevo Vallarta, Mexico. In November, 2014, Vida Sales discussed the addition of a new Loft Residence type of unit, which is a one bedroom, two story unit. Reportedly there will be 20 of these units on the top floor of Tower 5, which is under construction east of the Residence Tower at the Nuevo Vallarta location. Loft Residences feature two stories and luxurious living spaces. The Three Bedroom units are corner units in Towers 3 A and B and the Spa Towers, the two bedroom units are between the corner units.

      In a September 30, 2015 press release by Interval International and Grupo Vidanta, the two companies announced their expanded relationship to include "the 18-unit Grand Luxxe IV Riviera Maya (Building 4), which is currently under construction and will offer spacious studio, one-bedroom, and two-bedroom units." The interesting part of the press release is the confusion about the number of units that will be in Building IV. The building will be too large for 18 studio, one-bedroom and two-bedroom units, which implies the number of units is misstated. Alternatively, there is a possibility that Building IV will contain Loft and Residence units, which would be consistent with signage at Riviera Maya. In this case, there could be 14 Residences, 2 Loft 3 BR units and 2 Loft 2 BR units for a total of 18 units. Time will tell.


  2. The Grand Luxxe Units at the Grand Luxxe Residence Club include the following:

    • The SPA Suites at the Grand Luxxe

      Luxxe SPA Suites
      These are two and three bedroom, one story units that are currently offered in Towers 4 A and B (The SPA Towers) on floors four through nine in Nuevo Vallarta and on the first through third floors in Building 3 in Riviera Maya. Neither of these unit is divisible into multiples of units (ie: smaller lock-off units).


    • The Presidential Villa

      Divisible into two separate units and the combination of the two units is approximately 4,200 square feet when used as a three bedroom unit. The only place Presidential Villas are located is Nuevo Vallarta in the Punta building. The components of the Presidential Villa are:
      • The Exclusive Master Villa - two bedrooms with kitchen and approximately 2,700 square feet.
      • The Exclusive Villa - one bedroom with kitchen and approximately 1,500 square feet.


    • The Luxxe Master Villa

      Divisible into two separate units and the combination of the two uints is approximately 2,800 square feet when used as a two bedroom unit. The Luxxe Master Villas and Luxxe Master Suites are located in the Grand Luxxe Towers I, II, III A and B and may be located in Grand Luxxe IV A and B in Nuevo Vallarta. They are also located in Buildings One and Two at Riviera Maya. The components of the Luxxe Master Villa are:
      • The Luxxe Villa - one indivisible bedroom with kitchen and approximately 1,800 square feet.
      • The Luxxe Jr. Villa - one indivisible bedroom without kitchen but with "Den" and small refrigerator and microwave oven and approximately 1,000 square feet.


    • The Luxxe Master Suite
      Luxxe Master Suite - Condos
      Luxxe Master Suite - Condos
      Divisible into two separate units and the combination of the two is approximately 2,300 square feet. The components of the Luxxe Master Suite are:
      • The Luxxe Suite - one indivisible bedroom with kitchen and approximately 1,500 square feet.
      • The Luxxe Master Room - one indivisible bedroom without kitchen and approximately 800 square feet.


    • The Luxxe Studio Loft

      Luxxe Studio - Lofts
      This unique unit is a split level room that includes a small kitchen area, living area, sleeping area and bathroom facilities. Reportedly there will be 160 of these units in Tower Five, which is east of the Residence Tower at Nuevo Vallarta and currently under construction (as of October 6, 2015).

The Grand Bliss Resort

offers an upgrade to the Grand Mayan and Mayan Palace. Currently, the Grand Bliss operates one resort in Nuevo Vallarta and one in Riviera Maya. Additional facilities are under construction. A cuurent map shows there could be as many as six Grand Bliss resort facilities on the Riviera Maya property.

There is one configuration of the Grand Bliss unit. This configuration is:
  • The Grand Bliss Master Suite - two divisible bedrooms and approximately 1,400 square feet. The components of the Grand Bliss Master Suite are:
    • The Grand Bliss Suite - one indivisible bedroom with kitchen and approximately 900 square feet.
    • The Grand Bliss Master Room - one indivisible bedroom without kitchen and approximately 500 square feet.

The Grand Mayan Resorts....

offer lovely accommodations in five cities in Mexico: Acapulco, Nuevo Vallata, Puerto Penasco (Opens on Mach 1, 2015.), Riviera Maya and San Jose del Cabo. All resorts (except Puerto Penasco - available Mach 1) are open and available for use.

There two configurations of the Grand Mayan unit. They are:

  • The Grand Mayan Master Suite - two divisible units and approximately 1,285 square feet. The components of the Grand Bliss Master Suite are:

The Bliss Resorts

The Mayan Palace Beach and Golf Resorts

have facilities in six cities in Mexico. These cities include Acapulco, Mazatlan, Nuevo Vallarta, La Jolla De Cortes (Puerto Penasco or Rocky Point), Puerto Vallarta and Riviera Maya. All Mayan Palace resorts are open and available for use except the Mayan Palace at Nuevo Vallarta, which is closed for major renovation.

There is one configuration of the Mayan Palace unit. This configuration is:

  • The Mayan Palace Master Suite - two divisible bedrooms and approximately 1,100 square feet. The components of the Grand Bliss Master Suite are:
    • The Mayan Palace Suite - one indivisible bedroom and approximately 700 square feet.

Mansions of the World......No Longer an Active Brand?

It was a new concept for a Six Star Hotel that is under development. In 2009, plans called for locating The Mansions of the World facilities in Buenos Aires, Nuevo Vallarta and Rivera Maya. Speculation in 2009 was The Mansions of the World would also be located in San Jose del Cabo.

On May 21, 2011, the Argentina Ministry of Tourism announced that construction of the first Mansions of the World resort would begin in June or July, 2011, with a completion date in August , 2013. As of August 6, 2015, construction has not progressed beyond the foundation that was built in 2011 in Buenos Aires and there have been no announcements from Grupo Vidanta that Mansions of the World construction has begun on any of the properties in Mexico.

Today (October 6, 2015), Mansions of the World is not mentioned on either Grupo Vidanta's or Vidanta's website. It appears the project is no longer active.



Other brands include:
  • Vidafel. Vidafel began in 1984 with a resort named Costa Brava Hotel, which was located only a few steps from the Paraiso del Mar. Costa Brava Hotel's name was later changed to Vidafel Mazatlan. Vida Feliz (Happy Life) was the inspiration for the change in the name. Today, this resort is known as Sea Garden.
  • Paraiso del Mar. Paraiso del Mar (Sea Paradise) was the second hotel built in the early history of the Grupo Mayan corporation. Construction commenced in 1979 in Mazatlan, Mexico. Doors opened two years later on June 15, 1980. The combination of the Paraiso del Mar and its predecessor Paraiso Mazatlan became the foundation of the Grupo Mayan hotel and resort division.
  • Paraiso Mazatlan. Psraiso Mazatlan (Mazatlan Paradise) was the first of the Grupo Mayan resorts. It started in 1974 and was followed in 1979 with the second resort called Paraiso del Mar (Sea Paradise), which opened to the public on June 15, 1980.
  • Sea Garden Hotels. The Sea Garden Hotels are located in Acapulco, Mazatlan and Nuevo Vallarta. We understand that the Sea Garden Hotel in Nuevo Vallarta is currently closed for renovation work. The Sea Garden Hotel located at the Grupo Vidanta Riviera Maya property is the first of the renovated facilities to be open.
Room sizes and features differ by brand of resort:
  • Grand Luxxe Residence Club rooms range from about 700 square feet for the Luxxe Master Room to about 6,000 square feet for the Grand Luxxe Residence (4 BR), including decks.
  • The Grand Bliss Resorts room sizes are not known yet, but they are thought to be larger than the Grand Mayan and less than the Grand Luxxe units.
  • The Grand Mayan Resorts rooms range from approximately 400 square feet for the Master Room to approximately 1,250 square feet for the Grand Master Suite (2 BR), including decks.
  • The Bliss Resorts room sizes are not known yet, but they are thought to be larger than the Mayan Palace but less than the Grand Mayan units.
  • The Mayan Palace Beach and Golf Resorts rooms range from approximately 300 square feet for the Studio to approximately 900 square feet for the Master Suite (2 BR).
  • The Sea Garden Hotels 2 BR units are 624 SF, and the room layouts are the smallest of the Grupo Vidanta Resort Offerings. They represent the size of the rooms dating to the 1980's time frame.
Room configurations and amenities for each brand of resort are the same from one location to another, within the same brand classification. On the other hand, building styles change from property location to another property location.

Grupo Vidanta operates resort properties that are hotel-like properties. These are characterized as multi-floored buildings with multiple rooms on each floor. However, there is only one "hotel" in the company's collection of resorts. All others are used by owners of contracts that grant the owners the use of floating periods time. The unit of time is defined as weeks. These contractual rights to use these weeks are called Agreements for Lodging Rights and Services and their accompanying addenda.

Generally speaking, Agreements for Lodging Rights and Services and accompanying addenda spell out the terms of use the purchaser receives in exchange for the money he or she pays for his or her contractual rights.

Our view of the process of buying timeshare rights through Agreements for Lodging Rights and Services their accompanying addenda is,
  • buyers pay money in advance to the developer
  • for a right to use some defined number of weeks in the future
  • in the types of rooms
  • that are all subject to availability
  • at a class of resort
  • during the specified periods in a given year
  • for a specified number of years
  • subject to the terms as outlined in writing in the contract.
One can purchase Agreements for Lodging Rights and Services that are configured in an almost infinite number of ways. The only limitations seem to be the organization's ability to keep track of the nuances and what the developer's prospects will buy.

The bottom line is, purchasers buy rights that are defined in legally binding contracts written in Mexico. As with every contract, the agreement is spelled out in writing. If the agreement does not say in writing what the the parties of the contract orally agreed to, then the contract should not be signed.

Yes, there is a 5 (five) day cooling off period. There is a procedure one must follow to unwind a transaction that one enters into in Mexico.

But, you are in Mexico! You have to be ready to stick to your guns and be well prepared to back out of a contract.

Chances are, you will waste your vacation, which is probably a good thing if you did not want to obligate yourself to a many thousand dollar contract.

Still, it is your vacation and you should enjoy every minute of it, not just the last day or so when you receive confirmation that your credit card company has reversed the charges you incurred to buy the timeshare contract you unwound.

So be prepared to say NO THANK YOU during the sales presentation if you are the least bit uncomfortable about the way the representations in the presentation match with the obligations and terms of the contract.
