Our View of The Grand Luxxe Residence Club

Grand Luxxe Residence Club is the newest and most elegant brand of timeshare resorts invested in by Grupo Vidanta. The living areas are spacious, comfortable and beautiful. New buildings are both open and under construction at the Grupo Vidanta Nuevo Vallarta, Mexico and Riviera Maya, Mexico properties. Grand Luxxe buildings at the two locations are very different. At the Nuevo Vallarta, Mexico location, the buildings are up to nine stories and located along the Ameca River in Mexico. The buildings that are operating or under construction include:
  • (CLICK HERE TO OPEN OR CLOSE) Grand Luxxe Tower I - Opened in February, 2010. It has a beautiful atrium in the center of the lobby that extends to the ceiling. There are six, two bedroom units on each floor, for a total of 54 two bedroom units in the building.

  • (CLICK HERE TO OPEN OR CLOSE) Grand Luxxe Tower II - Opened in November, 2010. Grand Luxxe Tower II is approximately 300 feet east of the Grand Luxxe Tower I, is also nine stories tall and has no lobby to speak of. But Grand Luxxe Tower II may have a gym and spa on the first floor, so it is bound to be very popular among all Grand Luxxe members if this becomes true. The Grand Luxxe Tower II has eight, two bedroom units on each floor, for a total of 72 two bedroom units in the building.

  • (CLICK HERE TO OPEN OR CLOSE) Grand Luxxe Punta Soft Opening occurred November 11, 2011. The units in the Grand Luxxe Punta include 12 Presidential Villas, 8 one bedroom suites and 1 four bedroom suite that is not part of the member's unit inventory. The Presidential units, 4,245 SF are the combination of a 1 BR, 1,545 SF unit (called an Exclusive Villa) plus a 2 BR, 2,700 SF unit (called an Exclusive Master Villa).   • (CLICK HERE TO OPEN OR CLOSE) Soft Opening of Grand Luxxe Tower III A also began on November 11, 2011. Grand Luxxe Tower III B and Grand Luxxe Tower IV are under construction. They may be available for use in 2012.

On the eastern side of Mexico, located on the Grupo Vidanta Riviera Maya, Mexico property, the Grand Luxxe buildings are entirely different from the buildings at the Nuevo Vallarta, Mexico location because they are located in hurricane zones. Buildings must be low to the ground to be safe. Grupo Vidanta Management is proud of its safety record when hurricanes descend on the property.

The Grand Luxxe buildings at the Riviera Maya, Mexico Grupo Vidanta property are built in the form of triangular "Pods" (our word). Each side of the triangle is 3 stories and has four, two bedroom units per floor. Each "pod" then offers thirty six, two bedroom units.

Grand Luxxe Building One opened in November, 2010. On November 7, 2011, Grupo Vidanta announced that Building Two is open and ready for occupancy. In fact, the announcement encourages Grand Luxxe members to consider making reservations during the Holiday Season, which is ordinarily offered for use at a premium. Grand Luxxe Buildings Three and Four are under construction as well and may be opened in 2012.

Although the buildings are different, the physical layouts of the living units are very similar at each location in Mexico. Units that are currently available at the Grupo Vidanta Nuevo Vallarta, Mexico and Riviera Maya, Mexico locations are:
  • Lock off units (the smallest of the units)

  • 1 bedroom units (the largest of the single units)

  • 2 bedroom units (the combination of the lock off units with the 1 bedroom units)
There are currently two configurations of Grand Luxxe units:
  • Grand Luxxe Villa (approximately 2,800 SF, including decks)

  • Grand Luxxe Suite (approximately 2,300 SF, including decks)
We have been told that Grand Luxxe Jr Villa and the Grand Luxxe Master Room are the same size in Riviera Maya. If true, then the sizes listed for the Suite in Riviera Maya would be larger.

All timeshare units sold through Vida Vacation Club are rights to use contracts that define the buyers rights. In essence, the contacts are prepaid vacations.

Such contracts are sold to individuals who are members of other Grupo Vidanta resort brands (Grand Bliss, Grand Mayan, Bliss, Mayan Palace and Sea Garden) as upgrades or to individuals who are not already members of any Grupo Vidanta resort brands.

Grand Luxxe Presidential Villas units are offered on an invitation only basis and include:
  • Presidential Grand Luxxe (3 bedroom units)

  • Exclusive Grand Luxxe Villa (2 bedroom units)

  • Exclusive Grand Luxxe (1 bedroom units)

Vida Vacation Club sells rights to use weeks in one or more of the units shown above. Use may be once a year, once every other year, during different times of the year or more than once a year. The rights to use contracts can define weeks of use of single units or multiples of units, depending on the buyer's needs and ability to pay.

In all cases, the two bedroom configuration is the combination of the Grand Luxxe Suite plus the Lock Off Master Room or the Grand Luxxe Master Villa Suite plus the Jr. Villa.

Agreements for Lodging Rights and Services plus any accompanying addenda define the terms of use of the Grand Luxxe Residence Club units as well as the terms of sale.

Grupo Vidanta International Sales now operates under the name of Vida Vacation Club. This organization creates many ways to configure offers to sell Lodging Rights agreements to prospective buyers. Generally, in addition to identifying the Member's names, the agreements specify the type of unit, registration numbers, Classification and Type of use.
Addenda specify additional benefits buyers may negotiate to include in their Lodging Rights agreements and can be valuable.

Terms of sales change with changes in the demand for and supply of the different levels of accommodations that become available to sell.
